With combined experience of just under 50 years in the Real Estate industry, NOI Property Management Company founders Ted Hollen and Jeff Komar have worked in almost every facet of the industry. However, 15 years ago we shifted our entire focus to investing in Real Estate and growing our own portfolios. Today, our combined personal portfolios exceed the 200-unit mark with a broad property type mix including: Multi-Family, Airbnb/Short Term Rentals, Single Family Residences, and Mobile Home/RV Parks. As our portfolio grew, we needed help managing the properties so we could focus on continuing our investment pursuits.
We hired multiple property management companies over the last 7 years in the hopes we would find a long-term partner who cared for our properties, tenants, and bottom line (NOI) the same way we did. Company after company we found ourselves doing a lot of their work for them, worrying about “loose ends” on maintenance, whether bills were getting paid, tenants were screened properly, how long it took to market a home after a tenant gave notice or anticipated vacancy and on and on. In the end, all these worries came to fruition in our NOI (Net Operating Income) and our own sanity.
The companies didn’t understand what it was like to be a property owner and operator, and it showed. What we have found is that property management needs to be a delicate balance of providing a product and service to the tenant and property owner simultaneously, while fiercely acting as a fiduciary for the owner to protect and preserve their property while steadily increasing NOI over time.
This led to the birth of NOI Property Management Company. Our service first attitude and technologically advanced back-office software strikes the balance described above. Our mission is to take every concern or worry we have had and alleviate that to the greatest extent possible for our clients while consistently boosting their NOI and maintaining the quality of their asset.
Ted Hollen is a second-generation real estate broker who began his career in high school, working alongside his father, a real estate broker and manufactured home dealer in Sonoma County. While attending the University of Arizona, Ted interned with Grubb and Ellis. After graduating, he returned to Sonoma County to join his father’s agency, becoming a licensed broker in 2007.
Since 2011, Ted has primarily focused on acquisitions and project management at Real Equity Partners LLC. During his tenure, he has successfully acquired and flipped approximately 70 residential properties across Sonoma, Marin, and Napa counties. His experience also includes overseeing new residential construction, managing a long-term rental portfolio, and entitling a 30-unit apartment building in Healdsburg.
Ted has extensive expertise in residential projects in Calistoga. As a managing member of New Vine Homes, LLC, he played a key role in the purchase, financing, design, permitting, and construction of two luxury homes. Through KHE Holding, LLC, he purchased and managed the rehabilitation of a 12-unit apartment complex in Calistoga and recently acquired a 47-unit property in Santa Rosa, which involved a complete rehab of 13 apartments.
As a broker and owner, Ted has worked as a real estate agent, specializing in manufactured home financing and brokered loans for Chase Manhattan Bank. In this capacity, he acquired a 47-space mobile home park in Healdsburg, successfully converting the community to condominium ownership for the residents.
Most recently, Ted obtained a DMV dealer’s license to sell tiny homes and Park Model homes for Champion and Cavco.
With a comprehensive background in all facets of real estate—including buying, selling, financing, development, project management, entitlement, and property management—Ted is well-equipped to navigate the industry. He currently resides in Santa Rosa, California, with his wife and three children.
Jeff has a bachelor’s degree in economics and has been a licensed Real Estate Agent in California since he was 21, giving him 24 years’ experience in the Sonoma County Real Estate market. He purchased his first home in 2004 and has been investing in Real Estate ever since. For the last ten years Jeff has used his knowledge and expertise almost explicitly for investing and to repurpose properties into his rental portfolio. Most of the properties were self-managed for the better part of the last decade giving him firsthand knowledge of what it takes to successfully grow, maintain, and increase property values and returns, helping him understand firsthand what property owners need to succeed themselves.
Currently Jeff spends his time with his Partner Andrea and their 3-year-old daughter Frankie Luann. In the rare event he gets some time off you can find him on the rivers of the Pacific Northwest and British Columbia fly fishing for Steelhead, Salmon, and whatever else will chase his fly. He is a devoted member of the community in Sonoma County with over 14 years of volunteer coaching at the High School level and focusing his energy on causes ranging from protecting Wild Fish and Waters through philanthropy and volunteering.
Ryan, a proud alumnus of Long Beach State with a degree in Speech Communications, first flexed his leadership skills as a Resident Assistant, deftly managing the ups and downs of dorm life. He then chased a dream in Hollywood, aiming for the glitz of film production, only to find himself back in Northern California, ready to step into a new arena – insurance. For nearly a decade, Ryan honed his skills as a licensed customer service and insurance sales representative, all while navigating the family business with his mom as her co-pilot.
Enter property management: with a nudge from a close friend, Ryan jumped into a new career path, joining Crown Realty Property Management. There, he spent over five years learning the ropes and working for Jeff Komar and Ted Hollen as their Property Manager, building his expertise and reputation.
Today, as part of the NOI family, Ryan brings seasoned knowledge and an eye for opportunity to the table. Outside of work, you’ll find him on the golf course, sampling the latest craft brews, or cheering on his beloved 49ers and SF Giants. Ryan’s journey may have had some twists, but with each chapter, he’s only added to his unique skill set – always ready for the next challenge in property management.
Caitlyn’s love for short term rentals began when she owned and managed her own vacation rental. The rental had great success, and she quickly earned her Super Host badge. Since then, she has taken on multiple co-hosting jobs where she assists owners in managing their own short-term rentals and maximizing their profit. She is exceptional in her communications between guests and owners, proficient in dynamic pricing and capturing the most fees possible and works extremely well with vendors ensuring the property is always in pristine condition.
When she gets a minute away from her phone managing Short Term Rentals, Caitlyn spends her days with her family; her husband, two kids, three dogs, chickens and their kitty. She loves traveling, camping, playing pickleball and having a night in with friends, drinks and board games.
